Marketing for Lithia businesses

The Whole Foods signal

A Whole Foods is confirmed for Lithia Crossing on Lithia Pinecrest, just south of Bloomingdale. Set aside how you feel about the store. What matters commercially is what an anchor of that type says about where the household income is projected to sit in five years, and what it does to traffic patterns on Lithia Pinecrest.

Anchors like that pull adjacent retail with them. The businesses that get cheap, uncontested local advertising are the ones that establish themselves in a corridor before the anchor opens, not after. Right now Lithia is still priced like a rural edge and is starting to behave like a suburb. That gap is the opportunity, and it closes.

A long, thin market

Lithia is geographically stretched, running from the Bloomingdale edge down Lithia Pinecrest and out toward Alafia River State Park and the trails. There is no single center. That breaks the usual radius approach, because a five mile circle drawn around a Lithia business covers a lot of conservation land and not many households.

We target the corridor rather than a circle here, and we usually pair Lithia businesses with FishHawk reach, because the two share a zip code and most of the buying power sits on the FishHawk side.
