Everybody here is already in the same rooms

FishHawk Ranch is master-planned, which means it has something almost nowhere else in east Hillsborough has: a defined membership. There are community pages, HOA channels, school groups and a sports complex that most of the households pass through in a given month. Word travels here faster than any ad you can buy.

That is an advantage and a trap. The advantage is that a good business gets recommended into a hundred kitchens without spending a dollar. The trap is that a bad experience does exactly the same thing, and paid reach cannot outrun it. We have turned down businesses who wanted to advertise into FishHawk while their reviews said what their reviews said, because the ads would have accelerated the wrong outcome.

Our own household is in this community, which is a disclosure rather than a boast: we are unusually careful about who we put in front of these neighbors.

The road work is an advertising variable, not just an annoyance

The lane diversions on Boyette Road and FishHawk Boulevard at Bell Shoals are a 12 to 16 month project, not a summer one, and pipeline crews have been working Balm Boyette Road south of Woodland Spur since August. If you sell anything time-sensitive, drive-time from the north side of the community is materially different than it was a year ago.

We factor that into radius targeting and into offer timing. A promotion that assumes an easy fifteen minute drive is a promotion built on a map that is currently wrong.
