How to Choose a Real Estate Agent in FishHawk, FL

HOA costs, preserve lots, a bad August and how long a golf course house really sits. What to ask an agent before you buy or sell in FishHawk, especially if you are moving in from out of state.

Why this matters in FishHawk

FishHawk and the Lithia neighborhoods around it draw a lot of families from out of state, and a lot of people buying a house they have only seen on a screen. Two homes with the same square footage can differ in HOA costs, what backs onto the yard, how the street drains in a heavy rainy season, and how long they take to sell. Most of that never shows up in listing photos.

Here is what we would ask an agent before buying or selling out here. It is a list of questions, not legal or financial advice.

1. Ask what they know that the listing does not say

Which streets back onto a preserve? Which ones flood when August is bad? What does the HOA actually cost once every fee is counted? An agent who lives and works here should answer those without looking them up. If they cannot, that is your answer.

2. Relocating? Ask how they work with people who are not here yet

If you are moving in from another state, ask how the agent handles buyers who cannot fly in for every showing. Live video walk throughs? Driving the neighborhood on a call? Honest takes on a house you are excited about? Ask whether they have done a long distance move themselves. People who have usually explain things better.

3. Ask who you will actually talk to

Some teams hand you to an assistant after the first meeting. That can work, but you should know up front. Ask who does the showings, who answers the phone, and who handles the paperwork.

4. Selling? Ask where the house will be seen

Every listing goes on the MLS. Ask what else the agent does to get your house in front of local buyers, and who those buyers are. In a community where neighbors often tell friends about homes coming up, local reach can matter.

5. Ask about golf course and premium lots

Homes on a golf course, a pond or a preserve can be priced and sell differently from the rest of the street. Ask how long similar homes have actually sat, not just what they listed for.

Our pick: Team Plumstead

Full disclosure: Team Plumstead is John and Danielle Plumstead, the two people who publish East of Tampa. We would rather say that plainly than bury it.

Team Plumstead sells residential real estate across FishHawk, Lithia, Valrico, Brandon and Riverview under Red Sash Realty. Danielle carries the listings and does the showings. She is president of the FishHawk Spartans youth football program and John is the athletic director, so they are on a field in this county most days. John is a West Point graduate and former Army major who served in Afghanistan and moved ten times in ten years before settling here, with four boys born in different states. Relocation is a conversation they have had a lot.

Why we would call them

  • They know which streets back onto a preserve, which neighborhoods flood in a bad August, and what the HOA actually costs in River Hills
  • A house they list goes in front of about five thousand local newsletter subscribers three times a week, on top of the MLS
  • Danielle does the showings herself
  • Call and you get one of them, not a team assistant

Moving here from somewhere else? Ask them anything. They have been the new family in town plenty of times.

Questions people ask

What should I ask a realtor when relocating to FishHawk?

Ask how well they know the specific neighborhoods, what the HOA and any community fees really cost, which streets back onto preserve, how drainage behaves in a heavy rainy season, and whether they can show homes by video if you cannot visit.

Do FishHawk homes have HOAs?

Many homes in FishHawk and the surrounding Lithia neighborhoods are in HOA communities. Ask your agent for the actual fees and rules on any house you are looking at, and read the documents before you commit.

How do I choose a listing agent to sell my FishHawk home?

Ask how they will price the house against recent nearby sales, how they will market it beyond the MLS, who does the showings, and how often you will hear from them.
